What we do in Brentford
Our building and development services in TW8
Brentford spent two centuries as a working waterside, with wharves, gasworks, soap and chemical premises lining the canal and the river. Most of that land is now being redeveloped, and what sits under it is the first thing a serious appraisal here looks at. Ground you cannot see decides more Brentford schemes than anything above it.

The Butts is the surprise: a Georgian square of listed houses a minute from the High Street, quiet and complete. Around it TW8 is Victorian terraces off the High Street and Boston Manor Road, Boston Manor House and its park to the north, and then the waterside, where the Grand Union meets the Thames at Brentford Dock and the High Street is being rebuilt at a scale the town has not seen before.
The work follows both halves. Careful refurbishment in The Butts and the older streets, extensions and loft conversions on the Victorian and interwar stock, and at the other end conversion and development on land that used to make or move things. That last category is where the appraisal earns its money, because the constraint is usually below ground rather than in the planning file.
Ground conditions and consent in Brentford
Brentford comes under Hounslow Council. The Butts and Boston Manor conservation areas protect the historic pockets, with listing concentrated in the Georgian square, and the High Street and waterside sit within the regeneration area where policy is directed at bringing land back into use. Away from those, the ordinary Victorian and interwar streets keep useful permitted-development rights.
Where a site has an industrial history, contamination is a planning matter rather than a construction afterthought. A scheme on former commercial or industrial land will normally carry a condition requiring a desk study, intrusive site investigation where that study justifies one, and a remediation strategy agreed before work starts and verified afterwards. We build that sequence into the programme from the outset, because it cannot be compressed once a condition is attached.
Hounslow Council planningOn the ground
What is under a Brentford site
Two centuries of wharves, gasworks, timber yards and chemical premises left their mark on the ground between the canal and the river, and much of that land is now residential or waiting to be. A planning consent on a site with that history almost always carries a contaminated land condition, which runs in a fixed order: a desk study establishing former uses, an intrusive investigation with soil and groundwater sampling where the study warrants it, a remediation strategy approved before work starts, and a verification report at the end. None of those steps can be skipped and none can be done quickly.
The commercial point is that this belongs in the land price rather than in a contingency. A desk study is inexpensive and can be done before exchange, and it tells you whether the site needs a full investigation and roughly what scale of remediation to expect. Buying first and finding out afterwards is how a viable scheme turns marginal. We appraise the ground alongside the planning position, because in TW8 the two carry equal weight.

Questions
Builders in Brentford: common questions
Do you work in Brentford and the TW8 area?
Yes. Brentford sits between Isleworth and Chiswick, where we delivered the Printworks conversion, and it is on the same stretch as Kew and Ealing. Development, conversion, refurbishment and structural work are the things we take on here.
What is involved if a site has an industrial history?
A desk study first, establishing what the land was used for and what that suggests might be present. Where it justifies one, an intrusive investigation follows with soil and groundwater sampling, then a remediation strategy agreed with the council and verified once the work is done.
Does contamination stop a site being developed?
Rarely on its own. It changes the cost and the programme rather than the answer, and the important thing is finding out early enough for that to be reflected in what you pay for the land. Discovering it after exchange is where schemes come unstuck.
Do you convert commercial buildings into homes in Brentford?
Yes, it is one of our specialisms. At Printworks in Chiswick we converted a former print works into five apartments, handling the change of use, the structural alterations and the fit-out throughout.
Can you work on the listed houses in The Butts?
Yes. Listing there covers interiors as well as elevations, so joinery, staircases and chimneypieces form part of the application. We survey what survives, design to it and submit the planning and listed building consents as one.
How do you price a project in Brentford?
From the appraisal down, with the ground investigation treated as its own item rather than a contingency. Once the site is understood we set the costs out in full so the scheme can be judged on real numbers, then deliver as principal contractor. Give us the address and an outline of what you are hoping to do.
Which nearby areas do you also cover?
Along the river and inland. Isleworth and Hounslow west, Chiswick and Kew east, Ealing and Hanwell north, and Richmond and Twickenham across the water.
