This is a twentieth-century postcode with an older centre. Victorian and Edwardian terraces run close to Hounslow High Street, but the great majority of TW3 to TW5 is interwar semis and post-war housing spreading out through Heston, Lampton and Cranford, laid out on plots that would be subdivided several times over closer to town. Estates and later flats fill the gaps.
That gives us two kinds of work. The first is what the houses themselves need: rear and side extensions, loft conversions and refurbishment on stock that is sound but dated. Hounslow Council covers TW3 to TW5, and conservation designation is limited, so a good deal of householder work here still runs on a lawful development certificate rather than a full application. That is worth confirming for the address rather than assuming, because designation is patchy and the two routes are months apart.
New homes on garden and infill land are a different matter and the council assesses them closely. What decides an application is whether the new dwelling has a proper independent access, whether it overlooks or is overlooked, whether the host house keeps enough garden and parking of its own, and whether refuse and servicing genuinely work. We test all of that before an offer is made on a plot, because a site that fails on access rarely recovers on design.

What makes a back garden a site
Plenty of gardens in TW3 to TW5 are big enough for a house. Far fewer are sites. The difference is almost always access: a new dwelling needs a route in that works for a car, a fire appliance and a refuse collection, and it cannot rely on passing through the existing property. Where the only way in is a three-metre strip alongside the house, the scheme is fighting from the start. A corner plot with frontage to a second road is a different proposition, which is why those are the ones that get built.
After access come the things a planning officer measures. Whether the new house looks into neighbouring windows or gardens and whether they look into it. Whether the original property keeps enough amenity space, parking and bin storage to stay a proper family home. Whether any of the trees carry protection. We look at all of that before a plot is bought, because the appraisal costs a fraction of a refusal and it is the only stage at which walking away is cheap.
