Local knowledge

Working with the buildings of Iver and South Buckinghamshire

SL0 covers more ground than a London postcode and holds a wider range with it. Iver village keeps a High Street of older buildings around St Peter's church, Richings Park is a laid-out 1930s estate of consistent houses, Iver Heath spreads out towards Pinewood, and between them sit detached houses on large plots, farm buildings, and the open land of the Colne Valley.

The work is correspondingly varied. Substantial extensions and full refurbishment on detached and semi-detached houses with room around them, careful repair on the older buildings in the village, conversion of former agricultural and commercial buildings where the policy supports it, and the structural design that all three depend on.

Planning

Buckinghamshire rules, and services off the mains

This is Buckinghamshire Council, a unitary authority, so the London Plan does not apply and neither do the borough policies that govern the rest of our patch. Almost all of South Buckinghamshire is Green Belt, which sets firm limits on new building, and the village and estate conservation areas add their own controls on top of that. Outside those, householder rights broadly survive.

The practical difference from London is underground. Many properties here are not on a mains sewer but run on a septic tank or a package treatment plant, and the binding rules covering existing systems mean a tank discharging to a watercourse has to be replaced or connected. Some houses are off the gas grid too, and any extension adding bedrooms has to be checked against what the system can take.

On the ground

The services a London house takes for granted

Cross the boundary out of Hillingdon and the infrastructure stops being a given. A good number of properties around Iver are not on a mains sewer and handle their own foul drainage through a septic tank or a package treatment plant somewhere in the grounds. Some are off the gas grid too. None of that is a problem in itself, but it changes what an extension involves, because adding bedrooms adds load and a system that copes now may not cope with four more people using it.

There is a compliance dimension too. The binding rules covering small sewage discharges require a septic tank that discharges to a watercourse to be replaced with a treatment plant, connected to a mains sewer where one is reachable, or fitted with a drainage field, and that applies to systems already in the ground, not only new ones. A refurbishment or an extension is the sensible moment to deal with it. We survey the drainage alongside the building, because here it is as likely to shape the project as the planning position.

Questions

Builders in Iver & South Buckinghamshire: common questions

Are you actually based in Iver?

Yes. Our registered office is in Iver, SL0, which makes this the area we can reach fastest. Most of our completed work sits in West London, but this is where the company is run from and where a site visit takes minutes rather than an hour.

Do you work across the rest of South Buckinghamshire?

Yes. Iver, Iver Heath, Richings Park and the surrounding villages are all within easy reach, and we take on work across the wider county on a project by project basis. Extensions, refurbishment, conversions and structural work are what we are asked for here.

What is different about building outside London?

The policy framework, mainly. Buckinghamshire is a unitary authority with its own local plan and no London Plan sitting above it, so space standards, parking requirements and design guidance all differ from the London boroughs. Green Belt then covers most of the area on top of that.

Does a septic tank affect my extension?

It can, and it is worth checking early. Adding bedrooms increases the load on a private system, and if the existing tank is undersized or non-compliant the work becomes an opportunity to put that right rather than a problem discovered afterwards.

What are the rules on septic tanks now?

Under the binding rules for small sewage discharges, a septic tank that discharges to a watercourse has to be replaced with a treatment plant, connected to a mains sewer or fitted with a drainage field. Systems discharging to ground have their own conditions. It applies to existing installations, not only new ones.

How do you price a project in Iver?

From the survey, with the drainage and services position established alongside the building rather than after it, because off the mains that is where the surprises are. We work as principal contractor and the figure is itemised. Call us and we will come out, usually the same week.

Which nearby areas do you also cover?

Into London one way and across the county the other. High Wycombe north, Uxbridge and Hillingdon immediately east, West Drayton and Hayes beyond them, and on through Ealing and the west London postcodes where most of our projects sit.
