Working with the terraces of Kensal Green and Kensal Rise

The grid running off Chamberlayne Road is the heart of it: College Road, Clifford Gardens, Bathurst Gardens, Purves Road and the streets between them, laid out in the 1880s and 1890s in long bay-fronted runs. Kensal Green sits lower and closer to the canal and the cemetery, with smaller cottage terraces and later infill among it. Almost everything here is two storeys with a back addition and a side return still open.

That shape produces a consistent brief. Infill the side return, take the loft, open up the ground floor, and refurbish what has been patched rather than repaired for eighty years. Where a house was divided into flats we rework or reunite them, and where a Chamberlayne Road shop has residential above we bring those floors back into use.

Planning and conservation in Brent

Kensal Green and Kensal Rise come under Brent Council. Designation is limited rather than blanket: Kensal Green Cemetery is a registered landscape with a conservation area around it and a number of listed structures inside, and the Queens Park designation covers the streets at the southern edge. Across most of the rest of NW10 the ordinary terrace keeps its permitted-development rights, which is why so much of the work here proceeds on a certificate.

Brent also licenses a large share of its rented housing, and the standards on room sizes, amenities and fire precautions shape a conversion's specification as firmly as building regulations do. The Kensal streets went up fast and to a budget, and it shows once you are behind the plaster. Footings are shallow by any modern measure, walls are solid brick in lime mortar with no cavity, floor joists are smaller in section than a current design would use, and the back additions were often built lighter still. None of that makes them bad houses, but an extension needs its foundations designed rather than assumed, and opening up a ground floor is a structural exercise before it is a decorative one.

The railway is the other thing to plan around. A large number of these gardens end at a railway boundary, and work near the line brings the infrastructure owner into the process: excavation depths, scaffold positions, craneage and anything that could affect the embankment all need agreement before they happen. It is routine when set up early, and a genuine delay when left until the groundworks are ready.
