Builders and developers in Ladbroke Grove, W10
Bright Space Developments is a construction and development company working in Ladbroke Grove and across W10. We refurbish and extend Victorian terraces, convert redundant commercial and light-industrial buildings into flats, rework tired conversions and take on the structural work each of those needs. One contractor runs the appraisal, the consents and the build through to a high-specification handover.
Services
Our building and development services in W10
W10 is the part of Kensington where a builder actually has room to work. North of the Westway the terraces are later and plainer than the stucco to the south, conservation control is patchier, and there is still commercial and yard land in the mix. Twenty-three years in West London has taught us where that freedom genuinely exists and where it stops.

Working with Ladbroke Grove's buildings
North Kensington was built later and more plainly than the crescents below it. The St Quintin Estate and Oxford Gardens give wide streets of brick and stucco-trimmed terraces from the 1860s onwards, Barlby Road and the Latimer Road end run smaller and tighter, and mews and yard buildings survive off the main routes. Post-war blocks, Trellick Tower above Golborne Road, and canalside land towards Kensal fill in the rest.
That mix supports work the stucco heartland cannot take. Rear and side-return extensions and loft conversions on terraced houses, full refurbishment of houses that were split into bedsits and flats decades ago, commercial and light-industrial buildings converted into apartments, and the underpinning, beams and openings that go with all three.
Planning
Planning and permitted development in W10
Ladbroke Grove comes under the Royal Borough of Kensington and Chelsea, but W10 is not covered by conservation areas in the way W8 and W11 are. The Oxford Gardens, St Quintin Estate and St Marks Road designations protect specific streets, and outside them a good deal of permitted development survives, which is what makes a rear extension or a loft conversion viable here rather than a two-year argument.
Knowing which side of that line a property falls is the first job, because Article 4 directions and the borough's basement rules still bite where they apply. We confirm the position, then prepare the planning applications, secure conservation-area consent where a street is designated, and obtain Lawful Development Certificates so permitted work is documented before it starts.
On the ground
Where the space in W10 actually is
Most of the extra floor area available in North Kensington comes from three places: the roof, the side return and the back of the plot. On the terraces around Oxford Gardens and Barlby Road a rear dormer and a reworked ground floor can turn a narrow house into a family home without touching the front elevation. The limits are practical rather than decorative: party-wall awards with both neighbours, a structural scheme that copes with shallow Victorian foundations, and drainage never laid out with an extension in mind.
The other opportunity is the commercial fabric. W10 still has workshops, yards and small industrial buildings tucked behind the residential streets, and the land around the canal towards Kensal is identified for change. Those convert well because the structure is usually generous, but they raise their own questions on daylight, sound insulation, ventilation and access, and the change of use has to be argued rather than assumed. We appraise the building and the policy together before anyone commits.

FAQs
Builders in Ladbroke Grove: common questions
Do you work in Ladbroke Grove and the W10 area?
Yes. W10 sits inside our West London patch, next to Notting Hill and North Kensington and a short run from Kensal Green and Harlesden. We take on extensions, refurbishment, conversions and structural work across the postcode.
Do you build extensions and loft conversions in W10?
Yes, and they are the most common way to gain space on a North Kensington terrace. Outside the designated streets much of this remains permitted development. We handle the design, the party-wall agreements, any consent required and the build itself.
Do you convert commercial buildings into flats in Ladbroke Grove?
Yes. Commercial-to-residential conversion is one of our specialisms, and W10 still holds workshops, yards and small commercial buildings that suit it. We have delivered schemes of five and eight apartments and manage the change of use with the build.
Is Ladbroke Grove in a conservation area?
Parts of it. Oxford Gardens, the St Quintin Estate and St Marks Road are designated; much of the rest of W10 is not, which leaves more permitted development available than in W8 or W11. We check the address rather than assume.
Do you refurbish houses that were split into flats or bedsits?
Yes. A lot of W10 stock was divided in the mid twentieth century and never properly brought up to date. We strip back to the structure where needed, renew the services, redraw the plan and finish to a high specification.
How do you price a project in Ladbroke Grove?
Pricing follows the building and the scope, so a loft conversion on an Oxford Gardens terrace and a commercial conversion near the canal are quoted on entirely different bases. We act as principal contractor and give an itemised price, with party-wall and access costs identified up front rather than added later. Send the address and an outline of the work and we will arrange to look at it.
Which nearby areas do you also cover?
The whole of West London. Notting Hill and North Kensington on the doorstep, Kensington and Holland Park south, Kensal Green, Harlesden and Park Royal north west, and Shepherd's Bush, Acton and Ealing to the west.
