Marylebone is Georgian at its core: the Portman Estate squares at Bryanston and Montagu, the Howard de Walden streets north of Wimpole Street and Harley Street, and the Adam frontages of Portland Place. Red-brick mansion blocks fill in between, with a smaller scale along Chiltern Street and Marylebone Lane. Fitzrovia is closer-grained and more mixed, Fitzroy Square set against workshop floors above the Charlotte Street shops.

Planning permission is rarely the only permission. A great deal of Marylebone is held on lease from the Howard de Walden or Portman estates, and each runs design guidance across whole streets, covering windows, railings, shopfronts and roof lines. A licence to alter has to be in hand before the structure is touched, and on a mansion block the managing agent will want an access and working-hours plan for the other residents. We carry that correspondence ourselves.
The second question W1 asks is what to do with buildings that gave up on being homes. Above the Fitzrovia shopfronts are workshop floors that have sat half-used since the garment trade moved on, and Marylebone has Georgian houses long ago divided into consulting rooms.
