Working with North Kensington's buildings

The northern end of the borough was built for work as much as for living. Notting Dale grew out of the brickfields and potteries, and the bottle kiln still standing on Walmer Road is what is left of them. Kensal Town runs in tight terraces between Golborne Road and the canal, and around St Charles Square and Dalgarno the streets open out into later terraces, with post-war blocks filling the gaps.

The work follows that mix. Terraced houses wanting a rear extension and a loft, flats in blocks needing full refurbishment and a better plan, former workshops that make good homes once the change of use is argued, and the structural design under every one of them. Very little of it is routine, and none of it is like working in W8.

Planning, freeholders and ground in W10

North Kensington falls to the Royal Borough of Kensington and Chelsea, though designation here is patchy rather than continuous. Avondale Park in Notting Dale, the Portobello streets at the Golborne end and Kensal Green Cemetery are covered, and much between them is not. The borough's reputation is a poor guide this far north, so we check the address.

More often the planning department is not the body holding a scheme up. Many W10 flats were bought from the council or a housing association and remain leasehold from them, which brings a landlord's consent process, a say over specification and sometimes a major-works programme to wait behind. Work on a building of at least eighteen metres or seven storeys also falls under the Building Safety Act's gateway regime. We map all of it at appraisal.

What to check before you commit in W10

Notting Dale was industrial long before it was residential. Clay was dug here for bricks and tiles, the kilns ran well into the nineteenth century, and the bottle kiln on Walmer Road survives as the evidence. Where those pits were later backfilled, the ground is not what a standard foundation design assumes, and it surfaces as a cost on extensions and basements alike. A trial hole before the drawings are finished costs very little against the alternative.

The second thing to establish is who your freeholder is. A large share of W10 flats are leasehold from the Royal Borough or a housing association, and that changes the route entirely: a landlord's consent application, a say in what gets specified, occasionally a requirement to use approved contractors, and a major-works programme the flat may have to wait behind. All of it is workable, but it takes time a private freeholder would not, and it belongs in the programme from the first week.
