The medieval church and green at Northolt Village are the oldest thing in the postcode by several centuries, and almost everything else came after the Western Avenue arrived. Interwar semis fill the streets around Islip Manor and Northolt Grange, post-war housing and estates cover the ground towards South Ruislip and the Racecourse Estate, and the airfield still occupies the northern edge.
The houses split accordingly. Traditional brick and block interwar semis, sound and thermally poor, that take a rear extension and a loft comfortably. And post-war stock that includes concrete and system-built types needing a different approach entirely, where refurbishment means understanding the frame before touching the finishes.

Northolt sits with Ealing Council, and with only the village conservation area to work around, most of UB5 keeps its permitted-development rights. The constraint that matters more is what the house is built of. Where a property is of non-traditional construction, the type has to be identified before anything is designed, because some system-built and precast concrete types were formally designated as defective and cannot be mortgaged without an approved structural repair scheme and the certification that goes with it. That affects the specification, the sequence and the value, and it is not something a valuer will let pass.

A good deal of post-war Northolt looks like brick from the street and is not. Rendered panels, concrete frames, no-fines concrete and several proprietary system types were all used across the estates built after the war, and a coat of render or a skin of cladding conceals every one of them. It matters because the repair strategy, the insulation approach, the fixings, the way an extension connects and the way a wall can be opened up are all different from a traditional cavity house.
It also matters commercially. Certain precast reinforced concrete types were formally designated as defective, and lenders will not advance against them unless an approved structural repair scheme has been completed and certified. A house can be entirely sound to live in and still fail a valuation on that basis, and a refurbishment that ignores it adds nothing to what the property can be sold for. How do I know what my house is built of?
From a survey rather than a guess, because render and cladding hide a great deal. Where the construction is non-traditional, identifying the specific type matters, since it determines what repair is possible, what a lender will accept and how the work has to be sequenced.
Can a non-traditional house be extended?
Often, but not in the way a brick house is. The existing structure may not take the loads a normal extension imposes, and connecting new work to a concrete frame or panel system is a design question rather than a detail. An engineer looks at it before anything is drawn.
