The Ladbroke Estate sets the tone: white and cream stucco terraces curving through Stanley Crescent, Lansdowne Road and Elgin Crescent, laid out in the 1840s and 1850s around communal gardens the houses were designed to face. Pembridge and the Colville streets carry the same idiom at a tighter grain, and around Portobello Road it changes again to shops with flats over them.
That stock generates a particular workload. Notting Hill sits with the Royal Borough of Kensington and Chelsea, and conservation-area designation runs almost wall to wall across W11. We survey the neighbours before drawing anything, because the strongest planning case in W11 is usually the one that can point at what the terrace already does and match it.
Then there is the last weekend of August. Carnival closes a large part of W11 to vehicles for two days and the build-up and clear-down take longer than that, so deliveries, skip exchanges and any scaffold alteration have to be planned around it months ahead. It is a fixed point in the calendar rather than a surprise, and a programme written in spring should already have it marked.
