Park Royal is warehousing, food production, yards and light industrial units filling the ground between the A40, the North Circular and the Grand Union Canal. Much of the fabric is post-war portal frame with newer big-box units among it, and most of the estate is occupied rather than idle. The residential streets sit on the fringes, at West Twyford, Hanger Lane and towards East Acton.
That produces two distinct kinds of job. Within the estate the work is commercial: fit-out, structural alteration and re-use of buildings that no longer suit the occupier they were built for. On the fringes and in the Old Oak regeneration area it becomes residential development, and that is where an appraisal earns its money, because what a site will be allowed to become is rarely obvious from standing on it.

Who decides planning in Park Royal
Park Royal falls within the Old Oak and Park Royal Development Corporation area, and planning applications there are determined by the corporation rather than by Brent, Ealing or Hammersmith and Fulham. The Mayor set it up in 2015 to run the regeneration around Old Oak Common, and it works to its own local plan. The boroughs still handle everything outside planning, so a project can involve both.
The second thing to establish before buying is designation. Park Royal is a Strategic Industrial Location, and both the London Plan and corporation policy resist the loss of industrial floorspace, so a warehouse here is unlikely to be permitted to become flats however well the arithmetic works. We confirm the authority and the designation at appraisal, and where housing is not supported we say so rather than let a scheme run to a refusal.

What a Park Royal site can actually become
Buying here on the assumption that any building can be turned into housing is the expensive mistake, and it is made regularly. Before a price is agreed, four things need checking: whether the address sits inside the corporation's boundary, whether the land is designated for industry, what the local plan allocates it for, and whether the existing use has been continuous. Those four answers decide the scheme, and all of them are available before exchange rather than after.
The picture is not static either. Old Oak Common is being built as a national rail interchange, and the corporation's plan directs a large share of new housing towards that corner of the area rather than into the working estate. So residential opportunity in NW10 is real, but it is specific to particular sites. We appraise the policy alongside the building, because in Park Royal the policy is usually the larger part of the answer.
