Working with Perivale's buildings

Almost all of UB6 went up in a decade. Streets of 1930s semis run north and south of the Western Avenue, bay-fronted with hipped roofs, some with the curved sun-trap windows and rendered corners that mark the better examples. The medieval church at St Mary's and the industrial estate along the A40 sit at either end of the range, and the Hoover Building, listed and now residential, is the landmark everything else is measured against.

The work is consistent with the stock. Rear and side extensions on houses with deep plots, loft conversions into hipped roofs, and full refurbishment where a house is sound but has not been touched since the services were installed. Where original windows, render and doors survive, the interesting part is deciding what to keep, what to repair and what can honestly be replaced.

Perivale comes under Ealing Council, and much of UB6 sits outside a conservation area, so a straightforward rear extension or loft conversion generally proceeds on a certificate. That is worth confirming for the address, since designation is patchy and Ealing has withdrawn permitted development for small shared houses across the borough.

What has changed is how the period itself is regarded. Interwar architecture is now taken seriously, with listing at the top end and local designation and character assessment beneath it, and elevations that were considered ordinary are increasingly assessed on their detail. Steel windows, render finish, curved corners, original doors and the roof line all carry weight where a scheme is judged. We establish what protection actually applies before specifying anything that changes the front of a house.

A 1930s house is defined by openings that are much slimmer than anything made since. Original steel windows carry frames a fraction of the width of a modern unit, and on a curved bay or a sun-trap corner that slimness is the entire effect. Replace them with standard plastic and the glass area shrinks, the sightlines thicken, and the elevation stops being what it was, whatever else is done to the house. It is the single change that most often makes a Perivale refurbishment look wrong.

There are honest routes through it. Original frames can frequently be repaired, draught-sealed and reglazed rather than removed, and where they are genuinely beyond saving there are slim-profile steel replacements made for exactly this stock. Both cost more than the obvious alternative, which is why the decision belongs at the specification stage with the numbers visible, rather than at the point where a supplier is quoting on quantity alone.

Should I replace the steel windows in a 1930s house?

Repair them if they can be repaired, and if not replace them like for like. Can I change the render on the front of my house?

Usually, but the finish matters more than people expect.
