Ruislip village is the oldest thing on our whole patch: the Great Barn at Manor Farm, St Martin's Church and a run of timber-framed and Tudor cottages along the High Street, sitting against the ancient woodland behind. Beyond it the Metropolitan Railway estates took over, and Ruislip Manor, Eastcote and South Ruislip are streets of 1930s semis on wide plots, with post-war housing filling the remainder.

So the work divides sharply. In the village it is conservation repair on buildings that need to breathe, using lime and timber rather than modern equivalents. Everywhere else it is extensions, loft conversions and thorough refurbishment on interwar stock that is sound, generous and thermally poor, along with the structural design that opening one of them up requires.

Historic fabric and consent in Hillingdon

Ruislip comes under Hillingdon Council. The village conservation area covers the historic core with listing concentrated around Manor Farm and the church, and the ancient woodland and Green Belt hold the northern edge. Across the interwar estates designation is far lighter, so extensions and lofts there frequently proceed on a certificate rather than an application.

On a listed or historic building the consent question is only half of it. Repair specification matters just as much, because pre-industrial construction relies on moisture moving through the fabric and drying out. Cement render, modern masonry paint and impermeable pointing trap that moisture against timber and soft brick, and the damage shows up years later as decay rather than immediately as a fault. We specify to what the building needs and submit the consents alongside it.

Old buildings have to breathe

The cottages around Ruislip village were built before anyone thought about damp-proof courses, and they work on a principle modern construction abandoned. Moisture gets into soft brick, lime mortar and timber, moves through the fabric and evaporates out again, and the building stays sound because nothing stops that cycle. Cement pointing, cement render, modern masonry paint and impermeable floor finishes all interrupt it. The wall does not stop getting wet. It stops being able to dry.

The damage that follows is slow and expensive. Trapped moisture rots the ends of timbers where they sit in masonry, decays the face of soft brick behind the harder render, and produces damp that gets blamed on rising water when the cause is a finish applied twenty years earlier. Putting it right means removing what was added and going back to lime, which takes longer to cure and costs more to do. Specifying it correctly the first time is much the cheaper route, and on a listed building it is what consent will require in any case.

Do you work in Ruislip and the HA4 area?

Yes. Ruislip is at the northern end of the outer west corridor we cover, above Northolt and across from Wembley where we already work. Repair, refurbishment, extensions and structural work are all things we take on in HA4.

Can you work on a timber-framed building?

Yes, and it is a different discipline from ordinary building work. Repairs are made in oak, joints are cut rather than bolted where the frame is exposed, and finishes have to let the structure breathe. We survey the frame before specifying anything that covers it.

Why is cement render a problem on an old building?

Because it stops the wall drying. Pre-industrial construction depends on moisture passing through soft brick, lime and timber and evaporating away. Seal that with cement or modern paint and the water stays inside, where it rots timber and decays masonry quietly over years.

What should be used instead?

Lime, in the mortar, the render and the plaster, with breathable paints over it. It costs more and takes longer to cure than the modern alternatives, which is why it gets substituted, and the substitution is the single most common cause of damage to buildings of this age.

Do you extend and refurbish the 1930s houses here?

Yes, and they make up most of HA4. Deep plots take a rear extension comfortably, the hipped roofs convert, and away from the village the permitted-development rights generally survive. The value in refurbishing them sits in fabric and services rather than finishes.

How do you price a project in Ruislip?
