The grid west of Askew Road around Wendell Park and Starch Green runs to street after street of two-storey Victorian houses, with larger examples along Goldhawk Road and towards Hammersmith Grove. North of the Uxbridge Road the ground changes: Old Oak and Wormholt are 1920s municipal cottage estates laid out on garden-suburb lines, and White City carries thirties blocks alongside recent building.
Two things follow. Terraced houses that have never been extended still take a side return and a loft comfortably, and there are a great many of them. And a large share of W12 was carved into flats and bedsits decades ago, which produces the other half of our work here: undoing what was done badly and rebuilding it properly, which is what Aylmer Road involved.

Wendell Park and Starch Green cover Victorian pockets west of Askew Road, and Old Oak and Wormholt protect the interwar estates as designed layouts. Outside them the ordinary terrace keeps most of its permitted-development rights, and the argument shifts from whether you can build to what the street has already accepted.

What the last builder left behind
Strip-out in a previously converted W12 house is where the real scope appears. Chimney breasts taken away on one floor with nothing holding up what remains above, joists notched through for pipework until there is little left of them, a wall removed with a timber lintel doing a steel's job. None of it shows on a survey done from the doorway. We open up early, get an engineer to what is actually there, and price the corrections into the job rather than issuing them later as variations.
The paperwork usually needs the same treatment. Conversions from the seventies and eighties were often done without fire compartmentation between flats, without sound separation that meets anything current, and with services threaded wherever was easiest. Building control will look at all of it once the work is notified. Getting the property to a standard it can actually be signed off at is generally the difference between a house that sells cleanly and one that does not.
