Southall runs from the Victorian and Edwardian terraces around the Broadway and South Road out into large interwar estates towards Norwood Green and Dormers Wells, with post-war housing filling in behind. Plots are deep and side accesses are common, which is why so much of the area has already been extended once. To the north the former gasworks land is being rebuilt at a scale that will change that end of the town entirely.

That gives a consistent kind of work. Rear and side extensions, loft conversions, and ground-floor accommodation designed so an older relative can live comfortably without stairs. Southall comes under Ealing Council. Conservation designation is limited, so much extension and loft work here still proceeds on a lawful development certificate. An Article 4 direction covering small shared houses applies right across Ealing, which matters where a property is let rather than occupied by a single household.

The distinction that decides most annexe schemes is between accommodation that is ancillary to the main house and accommodation that has become a separate dwelling. Ancillary space shares the household, the access and usually the facilities. Once it has its own entrance, kitchen and bathroom and could function independently, the council can treat it as a new home needing permission in its own right. An outbuilding cannot lawfully be used as separate living accommodation at all. We establish which side of that line a design sits on before it is drawn.

The most common brief in UB1 and UB2 is space for a family that is not shrinking. That usually means a rear or wraparound extension giving a much larger kitchen and dining room, a loft conversion adding bedrooms at the top, and increasingly a ground-floor bedroom with a level-access shower room so an older relative can stay in the house rather than move out of it. Designed together the three work as one plan. Done piecemeal over ten years they tend not to.

The planning point runs through all of it. Accommodation that stays part of the household is an extension. Accommodation that could function independently, with its own door, kitchen and bathroom, can be judged a separate dwelling and needs permission on that basis, and a garden outbuilding cannot lawfully be lived in separately at all. None of that prevents a good scheme, but it does decide how one is drawn, and it is far cheaper to settle at the first meeting than after an enforcement letter.

Can you build an annexe for a relative?

Yes, and the way it is designed matters as much as how it is built.
