The riverside carries the finest of it: early Georgian terraces at Montpelier Row and Sion Row, the villas around Orleans House and Marble Hill, and the houses along the embankment towards Eel Pie Island, a great many of them listed. Behind it, TW1 turns to Victorian and Edwardian terraces around the station and St Margarets, and TW2 towards Whitton and Strawberry Hill is largely interwar semis on wide plots.

The work follows the same split. Careful repair and internal alteration on the protected riverside houses, extensions and loft conversions on the terraces and semis further back, and refurbishment across both where a house has not been touched in decades. Richmond publishes detailed householder guidance and applies it, so extensions are expected to sit subordinate to the original house rather than compete with it.

What is easy to miss is the second consenting body. The Thames is tidal here and the Port of London Authority controls works on, over or affecting the tidal river, so a river wall, steps, a mooring or a structure overhanging the bank needs a river works licence in addition to planning permission. Add the flood levels a riverside plot brings and the sequence is clear: find out what the river authority will accept before the drawings are finished.

When the river is a party to the job

On a Twickenham riverside property the council is one consenting body among several. The Thames here is tidal and navigable, so the Port of London Authority licenses works on, over or affecting the river, which covers walls, steps, jetties, moorings and anything overhanging the bank. Flood levels set the finished floor of habitable rooms, and the tide sets the working window for anything at the water's edge. All of it is workable, but none of it moves at the pace of a domestic project, so it belongs at the front of the programme.

Eel Pie Island is the extreme version and a useful illustration. Everything crosses a footbridge, which means materials by hand or by barge, no skip on site, and plant that either fits or does not go. The lesson applies more widely on this stretch: work out how the job reaches the property before agreeing what the job is. On a riverside plot access frequently costs more than the construction, and it is what a cheap quote has left out.

Do I need permission from anyone besides the council for riverside work?

None of that is prohibitive, but a price that ignores it will not survive contact with the site.
