W14 was built out through the 1880s and 1890s, largely in red brick and to a pattern. The Gunter Estate streets off North End Road, Comeragh, Charleville and Gledstanes among them, repeat the same terraced front street after street. Around Queen's Club Gardens and the Fitzgeorge and Fitzjames avenues the same decades produced mansion blocks instead, and Talgarth Road carries the listed studio houses and the A4 together.
So the typical job happens inside a flat rather than around a house. We agree those constraints with the managing agent before we price, because a job planned around a four-hour noisy window runs very differently from one that assumed a full day.
The A4 is the other thing W14 has to design around. Flats along Talgarth Road and the streets feeding it sit with a dual carriageway at the window, and a refurbishment there is judged partly on whether the rooms are quieter afterwards. Secondary glazing behind a protected sash, acoustic lining on the exposed elevation and mechanical ventilation so the windows can stay shut in summer are standard specification on that side of the postcode rather than upgrades.
